1. Schedule

Request a custom quote or easily schedule online and lock in your inspection date. We provide automated reminders so you remain up-to-date and included throughout the process.

2. Inspect

On inspection day, your inspector will personally text you to let you know they’re on the way. We show up on-time and focused. We’ll walk the property together after the inspection has concluded to discuss our findings and answer any questions you may have.

3. Deliver

You’ll receive your detailed report digitally the same day as your inspection (by midnight at the latest.) We remain available for followup calls and questions even after the report has been delivered.

No. Ridgeline is a completely independent, state-registered, family-owned Home Inspection firm. Our only affiliation is to you, the client.

Whether you’re buying a home or preparing to sell, The Ridgeline Standard means your home is treated with the same care and respect we expect for our own. We protect finished surfaces with fresh boot covers and clean nitrile gloves, and tools or equipment are never placed directly on delicate surfaces such as countertops or hardwood floors. Instead, they stay safely on a designated drop cloth. We maintain a zero-disturbance policy for personal belongings, returning any lights, doors, or thermostats we adjust to their original state. A drop cloth is placed during attic access to contain debris. When we leave, your home should look and feel just as we found it.

A home inspection is a visual evaluation of the home’s major systems and components. We examine the structure, roof, exterior, foundation, electrical, plumbing, HVAC, insulation, ventilation, interior, and more, while looking for conditions that may affect safety, function, or the long-term performance of the home. We document our findings with detailed notes and photographs, explain what we find in plain language, and provide a clear inspection report that helps you understand the property and make confident decisions.

We typically take between 3 and 5 hours (depending on the size, age, and condition of the property.) We do not rush through our process. We take the necessary amount of time to properly evaluate your home.

Water quality samples are collected during the inspection, kept in a cooler, and delivered to a local laboratory immediately afterward. Results are typically available within 1–5 business days, although processing times can vary.

Radon monitors are placed at the beginning of the inspection on a 4 hour delay to stabilize and acclimate to ambient conditions, and remain in the home for 48 hours. Once the monitor is retrieved, results are processed that same day.

As soon as results are available, both water quality and radon reports are uploaded to your client portal for easy access, and you will receive a notification to let you know they’re ready.

You are not required to be present for the inspection, but we highly recommend joining us for the final 30–60 minutes, if your schedule allows. This gives us an opportunity to walk through the property together, answer your questions in real time, and help you better understand the home’s systems, condition, and ongoing maintenance needs.

If you’re unable to attend, don’t worry. Your inspection and report are designed to give you a clear understanding of the property, and we’re always available to answer questions afterward.

Absolutely. We frequently assist clients who are relocating to the Black Hills. At the end of your inspection, we’ll be available for a video call (through FaceTime) to digitally walk the property together, discuss our findings, and answer your questions, ensuring you have the clarity you need to move forward with confidence from anywhere.

We understand how quickly real estate transactions move and that you are on a timeline. Your report will be ready and delivered the same day as your inspection (by midnight at the latest.)

No. This is a common misconception. There is no such thing as a house that ‘passes’ or ‘fails’ a home inspection. Every home, regardless of age or condition, will have findings. We’ll clearly document our observations so you understand the full picture.
